General
Who can apply for a BRR Production Award?
These awards are open to all primary and secondary REALTOR® members of BRR in good standing at the time of application. Recipients will be announced at the Boise Regional REALTORS® Gala.
What does "in good standing" mean?
The applicant has fulfilled the requirements for REALTOR® membership with BRR, per the association’s bylaws, and has not voluntarily withdrawn from membership nor has been suspended or inactivated from membership.
When will you accept production award applications?
Please see our important dates section above for details and deadlines.
Is it possible to apply using a PDF or paper application rather than online?
In order to streamline processing the hundreds of applications we receive, we’ll only be accepting online applications for both individuals and teams. Thank you for understanding.
Why do the award levels sometimes change from year to year?
In order to adapt to changes in the market, Circle of Excellence Production Award Levels are re-evaluated each year in order to account for changes in total volume for the year as reported in the Intermountain MLS (IMLS).
What counts towards a production award?
I was involved in a commercial transaction that is not in the IMLS. How can I be recognized for this production?
Can referral income, bonuses, or other income be included?
Doesn't my broker need to sign my application?
How will production award winners be recognized by Boise Regional REALTORS®?
Production award recipients, who have applied and paid by the February 15 deadline, will be:
- Recognized on the BRR website
- Recognized at the Boise Regional REALTORS® Gala
- Sent a digital marketing package noting the award
- Provided a Plaque and/or plate, per their request
Recipients who applied and paid by the March 31 deadline, will receive the plaque and/or plate and will be subject to a $50 late fee, in addition to the $50 application fee, to cover the additional costs of processing. They will not receive any of the other recognition listed above.
I changed brokerages during the year. How do I include all of my closed production?
Since all individual transaction activity is being verified through the IMLS and individual applications do not require a broker signature, a change in brokerage should not impact your production application. If you still have questions about your specific situation, please email awards@boirealtors.com.
Why is there an application fee for production awards?
The application and late fees cover the costs associated with processing these awards, the advertising, promotions, and plaques and plates. Net proceeds from the application fee will help build new affordable homes and rentals in our communities through the LEAP Housing Trust.
It’s important to note that membership dues do not pay for the production awards program, nor for the Boise Regional REALTORS® Gala.
Why is there a late fee if I miss the deadline?
The hundreds of applications we receive each year must be processed efficiently and in timely manner in order to verify each application and meet vendor deadlines for recognition, as well as prepare videos and any printed materials for recognition at the REALTOR® Awards Celebration (formally known as the REALTOR® Awards Gala). The late fee not only encourages applicants to apply on time, but covers the additional costs of processing late applications.
It’s important to note that membership dues do not pay for the production awards program, nor for the Boise Regional REALTORS® Gala.
Can I or my brokerage promote my production award prior to being recognized by BRR?
We appreciate that you want to promote the award, however, BRR asks that you please hold off on any specific reference to BRR or our top producer awards in production promotions until after our event. This allows us time to audit and review our award applicants and announce our winners.
Brokerages are welcome to congratulate their agents who had a successful year prior to the Boise Regional REALTORS® Gala without using BRR’s name, logo, or reference to the Circle of Excellence awards.
Why did BRR changed the method for verifying production in 2019?
By requiring all production to be entered in the IMLS, it will allow us to streamline the production verification process tremendously, saving brokers countless hours by reducing the many extra steps for verifying off-market activity, volume splits, co-list agreements, etc. Another benefit is that this will improve the market data for comps and market statistic purposes going forward. This is the most efficient, fair, and automated process to recognize BRR members through the association’s MLS.
How does BRR pull IMLS production data?
- To identify who may be eligible, we pull a list from IMLS (Resources > Statistical Reporting > Volume Ranking > Agent within MLS) using certain criteria (Status: Sold / Date Range: YEAR – YEAR / Number to Report: All / Report By: Both / Active Agent/Office Only: Checked / Include w/ Zero Volume”: Unchecked / Rank By: Volume / Board ID: ASOC).
- When verifying applications received, we may pull activity through the Multi-Class search page (Status: ALL SOLD / Listing Visibility Type: MLS Listing and Coming Soon / Closing Date: 01/01/20XX – 12/31/20XX) then generate two lists, one with the agent’s name in the “Agent” field and then another with the agent’s name in the “Selling Agent 1” field.
The above option is only available to associations and brokers.
How can I find my production volume as reported to the IMLS?
- Under “Search,” navigate to “Specialty Search” and click on “Inventory”
- Include the following:
-
- Status – All Solds (Sold, Unpublished Sold, Zero Sold Price)
- Listing Owner – Your own Listings

- Co-Offices (Y/N) – Yes

No specific document format is required for the application at this time — what matters most is that all of your transactions are recorded in the MLS and your name and total production is clear on the report you submit.
When does BRR pull production data?
To confirm eligibility, BRR will pull production data from IMLS with the submission of each application. It isimportant that you verify that IMLS has listed every transaction you want included in the review process prior to hitting submit on your application.
The Listing Agent is an IMLS member, but they won't add the listing to the MLS. Is there anything I can do?
IMLS members MUST enter all listings into the MLS regardless of the type once you have a relationship/contract established with your client. If the listing agent refuses to add an Unpublished Sold to the IMLS, contact corrections@intermountainmls.com.
Adding my off-market activity will not bump me up to the next production level. Should I still add it?
Please also keep in mind the following information from IMLS:
In order to report a previously unpublished sold property to the MLS, you must have the buyer and seller’s permission. Completion of an MLS property data form with the property details and an owner signature will suffice. Enter the listing into the system just as you would a new listing but include the status as “Unpublished Sold”. Use the correct listing date and selling date. All residential, unpublished solds must have at least one exterior photo and all the required fields.
If you are entering previously closed transactions into the MLS, please note you will be in violation UNLESS it is:
- An Office Exclusive listing
- For Sale by Owner and both the buyer and the seller agree to have it published
- A New Construction home and the builder didn’t add the listing to the IMLS
- The listing agent is not a member of the IMLS
If you’re entering a transaction for any of the scenarios above EXCLUDING an Office Exclusive, you would enter yourself as the “Agent,” and list the “Selling Agent” as a “Nonmember” for the Unpublished Sold. According to IMLS Status Disclosure Form, Office Exclusive listings must be entered into the MLS as an Unpublished Sold after the property closes.
As a reminder, if you are entering any of these types of transactions, THEY MUST BE ENTERED AS UNPUBLISHED SOLD. If you enter them as sold, you will be fined.
If you’ve reviewed the above information and still have questions, contact IMLS support (208-376-4657).
Please remember that you MUST enter all listings into the MLS regardless of the type once you have a relationship/contract established with your client.
What if the details of the transaction are confidential?
What if a transaction is outside of the IMLS Service Area?
These awards recognize BRR members for their production, as reported to Intermountain MLS (IMLS) and within the IMLS service area (requires member login) as IMLS is a wholly-owned subsidiary of BRR.
Won't I get fined by IMLS if I add a transaction after the fact?
You will not incur a fine as long as it’s “unpublished sold” with accurate contract dates and one exterior photo.

Will you be able to accurately calculate production award numbers when an agent is involved in both sides of a transaction?
Yes. If you represented both the seller and the buyer, you will receive the production for both.
- To identify who may be eligible, we pull a list from IMLS that shows both sides.
Unpublished Solds FAQs
How should I enter off-market activity (Unpublished Solds) to IMLS?
Off market transactions need to be entered as an “unpublished sold” using the correct contract dates. DO NOT enter them as a regular new listing or regular sold listings. There will be a charge for any corrections the IMLS has to make.
“Can I report a previously unpublished sold to the MLS and if so, how do I do it?”
Yes! Previously unpublished sold listings can be reported to the MLS. In fact, to ensure the MLS has the most comprehensive database of properties available for comparables, it is preferable to report everything you sell. Please remember that you MUST enter all listings into the MLS regardless of the type once you have a relationship/contract established with your client.

I was the Buyer/Selling agent. Can I add an Unpublished Sold to the IMLS?
You may enter an “Unpublished Sold” to the IMLS as the Buyer/Selling agent in the following cases:
- For Sale by Owner and both the buyer and the seller agree to have it published
- A New Construction home and the builder didn’t add the listing to the IMLS
- The listing agent is not a member of the IMLS
In these cases, you would enter yourself as the “Agent,” and list the “Selling Agent” as a “Nonmember” for the Unpublished Sold. Individual Applications
How do I apply for an individual production award?
Fill out the Individual Production Award application and pay the applicable fee. Find links to the application and deadline information in the sections above.
I have agents who work with me and our production is internally recognized as my production. Can I include that on my individual production award application?
I had transactions where I co-listed with other agents. How is that production recognized?
Team Application
How does the team award work?
In respect to this award, teams are defined as either: 1) a collection of agents who market themselves under a brand name distinct from their brokerage; or, 2) brokerages in which all agents operate as a team under the brokerage name, often with most, if not all, of the transactions being attributed to the broker in the MLS, and further, that all agents affiliated with the brokerage must be part of the brokerage team, and no other teams or individual agents are affiliated with the brokerage.
Production from all eligible team members is combined and recognized together. If team members would also like to be recognized individually, they need to fill out and submit the Individual Production Award application.
What is an "eligible" team member?
How do I apply for a team production award?
Complete the Team Production Award application, and pay the applicable fee. Find links to the application and deadline information in the sections above. Additional documentation may be requested for verification.
Can I apply for an individual award if I'm part of a team award?
Yes! If eligible team members would also like to also be recognized individually, they need to fill out and submit the Individual Production Award application.
What if I was only on a team for a couple of months during the production year, can the team count my production?
Teams may only recognize the production of eligible members while they are on the team. If a team member joined or left the team partway through the year, only the production done by that member while affiliated with the team may be included on the team production application.
I partner with another agent in my office. Can we combine our production and apply for a team award?
No. The team awards are open to teams that are established and a recognized team by their brokerage, and who market themselves as a team. Members who primarily work on their own, or who are not part of an established and recognized team, may not group their production together and apply for a team award. Instead, each member should submit the Individual Production Award application.
What does the production plaque and plate look like?
On your production application, you will be asked whether you want a “Plaque and plate” (select this option if this is your first year participating, or if you’ve previously filled up a plaque), “Plate only” (select this option if you’re adding to an existing plaque), or “No plaque or plate” (select this if you don’t need either this year).
Replacement Request Forms must be submitted annually by September 31. Orders for replacement plates/plaques for the year prior will be placed in October.

When can I pick up my plate and/or plaque?
Plates and plaques will be available in the weeks following the Boise Regional REALTORS® Gala. BRR will first contact brokers to send a representative to pick up the orders for their office. Then, we open it up to individuals to pick up their awards.
I missed the deadline for Gala recognition but still want my plate/plaque. How can I apply for that?
We’d love to order you a plate/plaque for this cycle’s Production Awards, as long as you submit your application by March 31st. Applications received after that time will, unfortunately, not receive recognition at the Gala, a plaque/plate, or digital award package.
I lost my plate from previous years. Can I reorder a new plate?
Uh-oh! We’re sorry you’ve misplaced your plate. We limit plate/plaque reorders to one previous cycle (for example, if we’re in the 2023 Production Awards cycle, we can reorder your materials from 2022’s Production Awards). Please note: this is limited to individuals who applied, paid the application fee, and qualified during our original application cycle.
Plates/plaques from further than one cycle in the past will not be replaced. To request a plate/plaque replacement, please submit Rplacement Plaque Request Form by September 31. Replacement orders will be made in October of each year.
Can I order my own plaque or plate from your supplier?
Only BRR is authorized to place an order for a plaque and/or plate to maintain the prestige and integrity of the Circle of Excellence Awards. Our award supplier has no authority to verify production levels and will not fulfill individual order requests.
